Cliffs 5306 is available for $599K. The last time it sold was for $425K in 4/04.

Back on the Market:

Mauna Kai 10B is back on the market, priced at $479K, after going into escrow on 10/19. This unit increased from $459K to $479K as it came back on the market. The last sale was in 11/04 for $575K.

Plantation 922 is back on the market after going into escrow. It is priced at $649K and sold previously for $380K in 9/11. Plantation 322 is also back on the market after going into escrow for one day. The most recent sale of this unit was in 9/11 for $429,900. It reduced from $649K to $629K which is why you’ll see it under the price changes portion of this report.

Contingent:

Puamana 17C found a buyer while priced at $429K after 223 days. The last sale was in 8/04 for $400K. Plantation 1012, priced at $555K, went into escrow this week. It was obtained for $420K in 10/12. After 133 market days, Plantation 121 went into escrow priced at $599K. The last purchase was in 3/15 for $605K.

Sales:

Nihilani 19A sold for the list price of $699K cash. The seller paid $510K in 8/11 for this unit.

Under Contract:

Once again, leasehold Pali Ke Kua 1 is under contract priced at $119,800.

Price Changes:

As noted on Back on the Market, Mauna Kai 10B is now priced at $479K. Plantation 1522 is now $625K, down from $639K. The prior purchase was for $586,999 in 5/17. Plantation 922 reduced from $649K to $629K. The last sale was for $380K in 9/11. Now on to the Princeville Kauai single family home update:

5107 Napookala Circle is listed for $1.895M. Land for this home sold before for $245K in 5/01. The home was built the following year.

Back on the Market:

3836 Kaweonui went into escrow on 1/15 and came back on the market several days later. It is priced at $989K and last sold for $630K in 8/12.

Contingent:

After 85 days on the market, with a list price of $1.250M, 5295 Pokii Lane found a buyer. The seller bought this home in 1/16 for $600K.

Sales:

4078 Liholiho sold for $1.275M while priced at $1.395. The sellers paid $1.150M in 7/15.

Price Changes:

5245 Honoiki reduced to $1.099M from $1.199M. The last sale was in 9/92 for $360K.

Here we are on day 21 of the new year, and we currently have 59 sales as we head towards the goal of surpassing the 109 sales from last January. With 67 properties currently under contract, we’ll just have to wait and see if we can break the record.
