Don't cry Wolf.
There once was a renter named Wolf who was extremely bored. To amuse himself he called a local Realtor to show nearby listed homes. The agent gladly met with him, showed him a few, based on the search criteria.
Wolf suddenly became animated, crying "This is THE ONE!" He later changed his mind about writing an offer. They parted ways, the real estate agent was clearly confused. Wolf giggled at the little game he made up.
Later in the week, he called another agent to see a few houses he found online. He again, became excited, saying, "This is THE ONE!" but, like before, changed his mind about moving forward with an offer.
To his naughty delight and a smirk on his face, he watched the real estate agent get in his car and drive away. For several weeks, the renter called agent after agent, time and again, to play this silly game.
Wolf finally found a home that was perfect, one with everything and more on his Wish List. He thought, "This is THE ONE!" By this time, his reputation had caught up and everyone thought he was bluffing again. The house he wanted so badly quickly sold to someone else.
He began weeping when he lost out on his Home Sweet Home. While explaining this to a friend, he was told, "You should have saved your calls for when there was really a need. Don't cry Wolf, nobody believes a liar...even when he is telling the truth!"
While many things can happen during the course of home shopping, creating and maintaining trust beween parties is crucial. An experienced agent knows how to address concerns and put potential homebuyers at ease so they are able to make informed real estate decisions.
