Here is a quick recap of Homes in the Anchorage real estate market for December 31, 2017. The biggest surprise came in the Anchorage Alaska homes valued over $1 Million dollars. Inventory for this price point fell from approximately 36 months worth of inventory to 10.26 months. In summary, usually 1 to 2 homes over a million dollars would sell prior to 2017, but in 2017 22 sold. The condominium market held it's price well given the fewer number of sales. The supply of inventory for condos is at 3.99 months, which is still a sellers market. The supply is calculated by taking current inventory and current rate of buyers buying and determining how long it would take to use that inventory of Anchorage Alaska Condominiums. Rule of thumb is if there is over 6 months, then it becomes a buyers market. The biggest supply of Anchorage Alaska condominium inventory is the $400K - $500K price point while the lowest inventory is at the price point of $200K - $225K.
