Ballantyne area's BridgeHampton community home sales remained solid in 2017. Because the BridgeHampton community is located partially in Charlotte, North Carolina and partially in Indian Land, South Carolina, the home sale numbers are presented below separately for each area, as values for homes vary significantly depending on which side of the community the home is located. The $100,000+ differential in home prices between the North Carolina side and South Carolina side of the community has been such for at least the last 15 years.


The homes in Indian Land are typically only brick front, while in Charlotte they are all-brick, which impacts market and sales values for homes. Then there is the premium paid by buyers for Ballantyne's 28277 zip code also impacting values. Some of the very first homes built in BridgeHampton when the community was first opened were on the South Carolina side of the border with fewer amenities, such as granite counters, hardwood floors, tile floors, etc. which impact average values in Indian Land unless those homes have been significantly upgraded over the years (a number of which have not been).


On the North Carolina side of BridgeHampton, average home prices have remained quite steady between 2016-2017. This may partially be attributable to the fact that there was more competition from new construction in the Ballantyne and Waxhaw areas in this price point in 2017. But average sale prices have increased by 11% from 2015.


On the South Carolina side of BridgeHampton, we see the same in that average sale prices did not change much from 2016 to 2017. Competition from new construction, which is rampant in Indian Land, could be a major factor here. But sales prices from 2015 to 2017 increased significantly by 20%.

BridgeHampton is a 544 home neighborhood built by John Wieland Homes, located on the border of North and South Carolinas in the Ballantyne area.  Approximately half of the community's homes are in Charlotte on the North Carolina side, while the other half are in Indian Land on the South Carolina side.  The primary "visible" difference in homes is that the North Carolina homes were built as an all-brick/stone community, while on the South Carolina side, homes were primarily brick front with hardiplank siding, although there were some homes that had three sides brick. Majority of the homes were built between 1999 and 2006.


Voted “Best Overall Community” by the Charlotte Homebuilder’s Association, BridgeHampton offers wonderful amenities, an active Neighborhood Association, a strong sense of community spirit and quiet, tree-lined streets complete with sidewalks and cul-de-sacs.

Social activities include: the annual Welcome Summer Pool Party & Rib Cook-Off, a July 4th Parade, spring and fall soccer shots, kids summer sports camp, Adult Valentine's Day and Halloween Parties, Children's Halloween and Christmas Parties, Family Fall Festival & Chili Cook-Off, Oktoberfest night, and more. It's hard to run out of things to do in BridgeHampton.




Bridgehampton homes in Charlotte's Ballantyne areaThe majority of homes built in BridgeHampton are 2-story, but you'll also find 3-story homes and walk-out basement homes. Homes offer four to six bedrooms and typically a minimum of three bathrooms. Square footage ranges from 3,200 to more than 5,000 square feet. Bridgehampton homes typically sit on .3 to .4 acre lots, which are considered a generously sized lots in the Ballantyne area these days.

The homes located on the Charlotte side of the neighborhood sell in the low $600,000's (and can sell as high as the mid $700,000's) and in the mid-$400,000's to low-$500,000's on the Indian Land side. 








BridgeHampton is located just three miles south of I-485 in the prestigious Ballantyne area of south Charlotte with easy access to Charlotte's Uptown, the airport, and business centers. Every convenience is nearby, including great shopping, fine dining, and exceptional golf courses and country clubs!


INTERSTATES: I-485, I-77, I-85 all within 10-20 minutes of the community. Charlotte-Douglas International Airport is less than a 30 minute trip from BridgeHampton.


MAJOR SHOPPING: Carolina Place Mall, Carolina Pavilion, The Arboretum Shopping Center, South Park Mall, NorthLake Mall, Concord Mills Mall, Charlotte Premium Outlets, all within a 15-30 minute drive.


LOCAL SHOPPING: Hunter's Crossing, Ballantyne Village, Ballantyne Commons, Blakeney Shopping Center, Blakeney Crossing, Stonecrest Shopping Center, Carmel Commons all reachable in under 10 minutes. Also within minutes of the neighborhood, you'll find the big box store like Walmart, BJ's, and Sam's Club.


BUSINESS CENTERS: Ballantyne Corporate Park (3.5 miles away); South Park (11 miles away); Arboretum Medical Plaza & Business Center (6 miles away); Toringdon Center (less than 5 miles away).


PRIVATE SCHOOLS: Convenient to exceptional private schools, including: Charlotte Latin, Charlotte Christian, Charlotte Country Day, Providence Day,  Charlotte Catholic High.


PUBLIC SCHOOLS: On the Charlotte side in North Carolina: Elon Park Elementary, Community House Middle School, Ardrey Kell High School. All three of these schools are rated 10 out 10 by GreatSchools. org. On the Indian Land side in South Carolina: Harrisburg Elementary (rated 8 out of 10), Indian Land Middle School (rated 9 out of 10), and Indian Land High School (rated 7 out of 10).


HOSPITALS: Carolinas Medical Center in Pineville is reachable in 10 minutes. Presbyterian Hospital and Carolinas Medical are also reachable with less than 30 minutes.


GOLF: A myriad of incredible golf courses nearby, including: Ballantyme Resort, Ballantyne Country Club, Firethorne Country Club, TPC@ Piper Glen,  Carolina Lakes Golf Club, all 15 minutes or less away.


RECREATION: Great family recreation nearby including the Morrison Family YMCA, Carowinds Theme Park, Mecklenburg Acquatic Center, the Levine Jewish Community Center, Discovery Place, and numerous Charlotte public parks.

When I went to university in Washington, DC in the mid 1960's that was the beginning of the south and I was in a very southern sorority. When I moved back to NYC for graduate work people said I sounded southern, but I really didn't... it was the southernisms I used that confused them. Because English was not my first language I really speak without any regional accent. In NYC people always thought I came from California because they couldn't place me and knew I had lived there. Outside of NY, people say they know I'm from NY because of the New York expressions I use... most of which are really Yiddish expressions... if you're from NYC, I always say that you're a little bit Jewish even if you're not.
