Social Media AdviceThis is SUCH sage advice from JL Boney, III and with the market gearing up for spring, sellers take heed! This is VERY important - not just for sellers but, buyers as well. 

I have a friend that the loose lips syndrome tremendously impacted a sale. The sellers made a comment about their 'stupid buyers' paying over list when 'it probably won't appraise but, they're paying anyway!'

Oh, yes!  We all know that buyers and sellers research one another before they ever sign the Contract and that didn't go over very well with the buyers! 

The appraisal came in low and the buyers refused to pay full price and absolutely would NOT BUDGE. Had my friend's clients not seen the comment from the sellers, they would have negotiated AT LEAST half of the difference! Those loose lips cost the sellers at least $10K!

So, beware of what & how you communicate on social media when you are a home buyer or a seller. As I tell my clients, it's quite easy - just keep your social media pages happy!

Columbia, SC Homes for Sale  So we all know the obvious things that we shouldn't do on Social media, like posting pictures of ourselves having fun during a work day when we called in sick. But there are few things that you should think about when you are selling your home and you are also active on social platforms like Facebook.

  Sellers are always excited to share that their home is for sale and honestly, this never bothers me as long as the seller understands to send any interested people my way. Their sharing allows news of the home to travel farther and reach more potentially interested prospects. But one thing I caution against is speaking poorly about the community you live in, your neighbors, or divulging too much about your reason for moving online. Just think about it for minute.


Columbia, SC Homes for SaleToday information travels faster than and negative news moves at the speed of light. So when you go online and say that you can't wait to move from this dump of a neighborhood, trust me, more people than you think see that post. Especially when your "friends" start liking a commenting. The last thing you need is a potential buyer seeing you ranting and raving about how ridiculous the HOA is and how you can't stand it here any longer.

 So remember, when you have your home for sale, be careful what you say. Letting everyone know it's for sale is likely just fine, but steadily complaining about how much you hate your house is not going to win you a lot of brownie points or instill a ton confidence in those that could otherwise show interest.

There is danger on Social Media. I hope nobody ever gets sued for slander or stupidity. I don't understand why people think they can say whatever they like just because its "Social." There's nothing social about meanness.

Debe, what a great re-blog. I have really never understood why peole feel free to post whatever they want on social media thinking only their friends will see it. Those things spread like crazy. When it comes to real estate and "sharing" less is more - or even better just don't post anything about the transaction. Not the time or the place!

Ouch. I wonder why those sellers didn't realize that they were putting their thoughts out in public for anyone to see. Well, they learned an expensive but valuable lesson.
