Bella Sera Villas
Bella Sera Villas is a community of attached patio homes located near downtown Matthews. The smaller homes range from 1500 to 2100 square feet. Some units have finished basements making them over 3000 square feet in size. The market was active in 2017. Thirteen of the smaller units and 3 of the larger ones sold. The average sales price of the smaller units was $250,454 while the larger ones averaged $325,667. Smaller units were on the market an average of 22 days. Large units averaged 138 days on the market.
Courtyards at Emerald Lake
The Courtyards at Emerald Lake is one of the newest active adult communities. Its detached single family homes may be built as ranches, or two-story with upstairs suites or on basements. Thirty seven homes closed in 2017. The average price for those under 2000 square feet was $364,846 and $439,457 for those over 2000 square feet. The average sales price increased 4.5% for the smaller homes and 14.3% for the larger ones. Homes sold in under 30 days.
The most affordable of patio home communities in Matthews, Curry Place is a small community of mostly single family detached home and a few duplexes. Built in the early 2000s, its homes have maintenance free exteriors and two-car garages. The homes range in size from 1300 to 1900 square feet.
Five homes sold in 2017. The average sales price was $207,200, a 14.3% increase over 2016. The homes sold very quickly averaging only 10 days on the market.
Encore at Eden Hall
Eden Hall is a new townhome community currently under construction within walking distance of downtown Matthews. Five floorplans are offered. One is a ranch; the others have master bedrooms on the main level. The homes range insize from 1722 square feet to nearly 2800 square feet. Each townhome has a two-car garage.
The MLS shows five home sales in 2017 although there may have been others outside the mulitiple listing service. The average sales price of these homes was $412,706.
Polo Club at Weddington
Polo Club at Weddington's homes include buildings with four units attached in a pinwheel style for privacy, some duplexes and some detached single family homes. Most are ranches although some have upstairs suites. They range in size from 1500 to 1800 square feet. This 55+ community is located adjacent to popular Colonel Beatty Park.
Six homes closed in 2017. The average sales price was $291,083. The homes sold very quickly in less that thirty days on average.
Polo Club of Matthews
Attractive brick and stone front buildings in a beautiful wooded setting characterize Polo Club of Matthews. These one-level attached homes were built from 2004 to 2006 near downtown Matthews. The smallest has 1100 square feet while the larger ones have 1600+ square feet.
Five homes closed in 2017 at an average sales price of $237,960. The average price increase 9% over 2016.
Village of St Andrews
Consider the Village of St Andrews if you are looking for a 55+ community withing walking distance of grocery stores, restaurants and other businesses. St Andrews is located adjacent to a community shopping center at the intersection of Weddington and McKee Roads. A YMCA is also located here.
Built in 2006, St Andrews is another pinwheel style complex with four attached patio homes in each building. The two and three bedroom units each havea sunroom and a two-car garage. Eight homes sold in 2017 with an average sales price of $288,988. This represents an increase of 7.2% over 2016. Homes were on the market an average of 45 days.
Walden Austin Village
Walden Austin Village is a collection of 50 boutique patio homes. Construction began in 2017. Two floorplans, each with a ranch version and a two-story version, are available. These are detached single family homes ranging in size from 1900 square feet to nearly 3000 square feet. Each has a two-car garage.
Two homes closed in 2017. The average sales price was $421,302.
