As the final data on the 2017 Charlotte housing market files in, we can definitely say one thing: If you are considering selling, IT IS TIME TO LIST YOUR HOME!


How did we finish 2017

 

1. New-home sales were at their highest level in a decade. In fact, in all Charlotte MLS, new construction sales were up 15.4% year-over-year.

 

 

2.  Sales of previously owned homes were at their highest level in more than a decade. In all Charlotte MLS, resales were up 3.6% year-over-year.

 

 

3.  Starts of single-family homes were their strongest in a decade and applications to build such properties advanced to the fastest pace since August 2007.

 

4.  Average Sales prices in Charlotte are up from $196,544 5 years ago to $285,727 at the end of 2017...up a whopping 45% in 5 years!

 

And Bloomberg Business just reported:

"America's housing market is gearing up for a robust year ahead. Builders are more optimistic, demand is strong and lean inventory is keeping prices elevated."  

 

And the National Association of Realtors revealed that buyer traffic is stronger this winter than it was during the spring buying season last year. The only challenge in our real estate market is a severe lack of inventory. A balanced market would have a full six-month supply of homes for sale in Charlotte. Currently, there is less than a two-month supply of inventory. This represents a decrease in supply of 20.0% from this same time last year.

LOL Well, we'll have to get it on the calendar soon then, Endre Barath, Jr.!

As for the pet farm - I have one too and Ray would absolutely not leave them for the trip to Atlanta this weekend or for next weekend's trip to Dallas. We have a pet sitter who stays at the house when we go on vacation but, for quick trips, he just prefers to stay home with them and not enlist the pet sitter.

I much prefer a market absorption that is slightly on the sellers-market side, Jim Cheney! This thinventory means a whole lot more ears-to-the-ground for me (digging for coming soon listings - not just mine but, other agents' new listings) and that's very time-consuming, isn't it?!

Thank you, Barbara Todaro! I've always been excited to get a new listing but, never as excited as during this last year! These buyers are almost desperate these days and if marketed and negotiated right, getting above-list-price sales for our sellers is not uncommon.
