It’s been a busy week for both condos and home with several new escrows in both. The Island is in full swing with visitors everywhere enjoying the sunshine and warmth.

We just came back from some time in Vancouver and Victoria, so I can personally attest to how enjoyable it is to get out of the cold. Winter is probably my favorite time of the year, as I love to see the albatross soaring above the bluff and the whales spouting in the ocean – although they’ve been pretty sparse so far this year.

New Listings:

Kaiulani 69 and 75 are newly listed, priced respectively at $825K and $995K. These units sold for $830,380 in 6/08 from the developer and for $780K in 10/15.

Sandpiper 101 is available for $425K since selling for $335K in 8/16. Plantation 912, which sold for $500K in 2/17, is available for $560K.

Back on the Market:

Plantation 912, priced at $560K, was on the market for a day or two, then was temporarily withdrawn after which it came right back on the market.

Contingent:

Kaiulani 5 was priced at $1.295M when it went into escrow this week. The seller bought this unit in 3/13 for $1.2M. Puamana 8D went into escrow after 25 days priced at $464,500. The most recent sale had been in 3/15 for $325K.

Both Plantation 1522, priced at $625K and Plantation 322, listed for $660K, went into escrow. 1522 sold for $586,999 in 5/17 and 322 sold for $429,900 in 9/11. Hale Moi 220 found a buyer while priced at $649K. It was purchased by the seller in 3/08 for $500K.

Sales:

Kaiulani 29 sold for $1.2M cash while priced to sell at $1.295M. The last sale was for $1,825,850 in 7/07 from the developer.

Mauna Kai T4 sold for $575K. The seller bought this condo for $445K in 7/15 and had it listed for $599K.

Villas of Kamalii 59 was priced at $619K and sold for $600K. The last sale was for $586K in 4/04.

Price Changes:

Pali Ke Kua 108, a leasehold unit, reduced to $299K from $319K. This unit started out at $649K 3,320 days ago and originally sold to the seller for $469K in 3/02. Now on to your Princeville Kauai single family home update:

New Listings:

3793 Moae Place, priced at $749K, has been on the market 409 days but shows as a new listing because the list agent changed brokerages. It sold before for $487K in 10/12. Right after changing brokerages, the unit went into escrow where you’ll also see it listed.

Back on the Market:

5010 Kapiolani Loop is back on the market, still priced at $797K, after going into escrow on 12/16/17. The seller bought this home for $352K in 2/00.

Contingent:

As noted above, 3793 Moae Place went into escrow. 4123 Kekualike, with a list price of $849K, went into escrow for the second time. It was purchased for $650K in 7/15.

3836 Kaweonui is in escrow for the second time priced at $989K. The most recent sale was for $630K in 8/12. 5045 Kapiolani Loop, listed for $3.170M, is in escrow. It last sold in 6/10 for $2.170M.

Sales:

3697 Albert was priced at $1.099M and closed this week for $1M. The seller paid $1.065M for the home in 12/04.

Withdrawn:

After only 13 days, 3559 Kaweonui, priced at $4.950M, was withdrawn. The last sale was in 10/13 for $1.910M.

Price Changes:

3785 Punahele is now $2,999,999, down from $3.2M. The prior sale was for land for $540K in 6/13.

Well, here we are on January 28th with a total of 77 sales. Doesn’t look like we’ll reach the goal of meeting or exceeding the 109 sales from last January, short of a miracle. Stand by to see what the total for January will be.
