As a Realtor, it should be in your blood to let everybody in the local market know about your listing and just sold properties. Facebook makes it easy for you to do it and in the process you'll realize these benefits:

You don't have to pay anybody to manage your ads for you. You can easily setup and manage effective Facebook campaigns by following a few simple steps.
Here is an ad example for a "Just Sold" campaign:
With this campaign we're using an image that really works well for branding for the agent. We like this image with the agent photo for both Just Sold and Just Listed Facebook Ads.

One of the key points to success is sending the traffic to the right place. That place is not the home page of your website. It is not your Facebook page. It's not the listing page for the property.
The goal here is lead capture. To do it right, you need a "Facebook integrated landing page" (see ebook below for live page example).
We like to keep the message and imagery consistent from the ad to the lead capture page. Here is the page we would use with the ad posted above:
This page does not have a form. It only has the "CONTINUE WITH FACEBOOK" integration. This allows for 1 click lead capture from Facebook to your lead database.
The Facebook Integration
So why do we use the Facebook button in place of a typical form to capture leads?
It makes the lead capture process much easier for your potential lead. The lead is already logged into Facebook. Once they click the button, Facebook delivers the lead info directly into your database.
Keep in mind, close to 60% of Facebook users are on mobile. By eliminating the need for the lead to enter any information in fields (such as email) we make it easier for the lead and therefore convert more clicks into leads.

Create Your Just Listed/Just Sold Campaign In 3 Steps:
1. Create Ad image at Canva.com
2. Create a "Facebook integrated landing page" with a nice property photo and a few bullet points. (See live examples at postAprop)
3. Create your Facebook Ad. Inside the Facebook Ad Manager you can enter the property address and set a radius of 1-20 miles from the property. People within this radius will see your ad.
