Should You Purchase a New Home or Pre-Owned Home in Silicon Valley?
by Santa Clara County REALTOR Michelle Carr Crowe
The Silicon Valley home buying season has begun. New-to-market Silicon Valley Home Buyers are wondering if they should buy a new home or a pre-owned home.
In some markets, especially those with well-established high-performing schools, such as Cupertino, there's historically been almost no home to build new homes, making used, pre-owned homes the only choice.
In other markets, often up-and-coming areas where land is available to build jupon, new developments are springing up, such as in Milpitas, Berryessa and Morgan Hill.
Pros of New Homes Include:
1) Choosing your own finish materials, such as countertops, flooring, lighting and paint.
2) Receiving a Builder Warranty (be sure to check the builder has no history of past lawsuits or pending litigation).
3) Being the very first person to live in that exact home.
4) Starting off in a community where everyone else is new can be a fun and unifying experience.
