Lennar - the nation's largest home builder - is planning to build the first active-adult community in the Tampa Bay area in southern Hillsborough County and it will feature
a Crystal Lagoon - only the second one in the nation! The first Crystal Lagoon is currently being built in the community of Epperson in Pasco County Florida. The new development - Montage at SouthShore Bay will consist of 855 villas and single-family homes and will offer "aging in place" floor plans that feature open layouts and showers with built-in benches. But the big draw will be the Crystal Lagoon - a 6 acre, man-made lake for swimming, kayaking and small sail-boating. All of the homes will be built close to the Crystal Lagoon and residents will also enjoy a restaurant, swim-up bar and a family beach. The additional amenities in SouthShore Bay will offer a wide-range of outdoor activities that include nature trails and golf cart paths that fit the active adult lifestyle Florida is famous for.
Since the average U.S. life expectancy has increased from 68 years to 79 years and the poverty rate for older Americans (65 and older) has dropped to about 10%, today's baby boomers are deciding to enjoy their golden years in these type of active communities. Homes in Montage at Southshore Bay will start in the $200,000s and will range in size from 1,683 to 2,775 square feet.
