As a resident of Delta County, CO you have already received your property tax bill for your 2017 taxes. Remember in Delta County you pay your property taxes in arrears. What that means is that you pay your 2017 property taxes in 2018.
In Colorado there is a two year reassessment cycle. Most properties have already been assessed and according to the tax assessor most property values shouldn't go up over the course of 2018. If your valuation does change, the assessor will notify you by May 1st of this year.
If you want to appeal your assessment you need to mail the assessor no later than June 1, 2018...that's the day the letter needs to be postmarked.
You have two options for paying your property taxes. The full amount is due to the county treasurer by April, 30th. Or you can pay in two equal installments. If you want to take advantage of the two installment payments, the first half payment is due by February, 28th. The last half is due June, 15th.
For more information you can reach the county assessor at 970-874-2120.
There are certain property tax exemptions for seniors and qualifying disabled veterans, and spouses of disabled veterans or senior citizens.
Here's a brief overview of the program for seniors:
If you qualify 50 percent of the first $200,000 in actual value of your primary home is exempted. The state covers the exempted portion. Once you are approved for the program, you don't need to reapply. The program will remain in effect for you.
Seniors must be 65 years old as of January 1st of the year of the program application. You must have owned the house for 10 consecutive years and have lived in it for 10 consecutive years. This program is also available to the surviving spouses of a qualifying senior who has previously met the requirements. Your application deadline for 2018 is July 15th.
Program overview for disabled veterans:
This program is also available to the spouses of disabled veterans. You must have received the disability while serving in active duty in the Armed Forces and were honorably discharged. The disability must be a 100% permanent disability as rated by the Department of Veterans Affairs. There are ownership and residency requirements.
Contact the Department of Military and Veterans Affairs at 303-284-6077 for more information and an application. There is a deadline of July 1st for this year's application.
