You are thinking about selling your Silver Spring, MD and beyond home this year but want to wait until the "Spring-selling-season"? There's one very good reason why you should list now, in February and not wait until April or May or June ...
Tight inventory!
Buyers are out, open houses are busy and many homes sell within days.
I am currently trying to find the perfect home for 2 buyers and it's a challenge to even line up a few houses to see!
Client 1: is a cash buyer searching for a 1-2 bedroom condo in Silver Spring, Rockville or Bethesda, close to Metro, no shared laundry and decent square footage. Thus far, I've only found 2 that fit all her criteria. One was under contract so fast that we didn't even get the chance to look at it and the other one was just listed today and I expect it to fly off the market as well.
Client 2: is searching for a detached home in close-in Silver Spring up to the mid-600s and would also consider areas in Kensington, North Potomac and Rockville. Schools are important! We looked at 5 homes last weekend, 3 of which (newly listed) are already under contract.
If you want to sell your Silver Spring, MD and beyond home but think it's best to wait until Spring, please reconsider! It's a myth that buyers don't buy during the winter time and homes just linger on the market. Homes are sold year round and right now the available inventory is super tight!
191 properties were listed in January 2018 in Silver Spring.. 81 of these are under contract or already sold, 15 were withdrawn or are temporarily off the market.
In close-in Silver Spring there are currently only 24 single family homes with 4 or more bedrooms on the market.. and only 13 are priced below 600K. That truly is very tight inventory!
Should your home fit one of my clients' criteria and you are thinking about selling, please give me a call at 240.593.2860!
