For AR Contest Love Is In the Air - Lisa Von Domek
There are real estate transactions you remember, ones you forget, and rare ones that you can never forget. This is the story of love and how my business relationship evolved with one couple.
In the Beginning
It all began with a listing before TEXT messaging. An Agent called wanting to show but wasn't familiar with Flower Mound. She asked me if I would show my listing to her clients. I agreed; however, the problem is it was one of those spring thunderstorms that would make most people hide indoors. The prospective buyer didn't want to cancel the showing and the sellers agreed. Ms. Buyer arrived on time in the pouring rain but she couldn't make contact with her Finance. She was worried. As soon as she saw the house, she knew this wasn't the house for them. She asked if there were others to see. I was prepared and had other listings to show.
Lightening Bolts, Thunder, Wind, & Rain
I took the buyer to look at other houses. There was one more to show when her Fiance called to say he was in the neighborhood. We went to the last house and they both fell in love. I could see it in their eyes. Relief - he was okay. They both loved the house and were talking about where their furniture would go. The couple told me about their upcoming wedding plans, they wanted to start a family soon, and adopt two children. This house was perfect. They wanted to make an offer. They bought the house, got married, and left for their honeymoon after the closing. I was invited to the wedding and met their family and friends. They had a child; I was invited to see their newborn son. There goal was to have 2 children. While they were busy making plans and traveling to another country for an adoption. Within 24 hours there were multiple offers and they found a new home, big enough to accommodate their additional children. I represented them in the sale of their home and the sale of their new home. Soon afterwords, there adoption for one child was approved and they are now living happily ever after.
I Love when Love is Real
I am happy when couples have a dream,, they can fulfill their dream, accept what they can't change, and change what they can. I began to look at other transactions differently. You have to work on love and be in agreement. Be prepared for setbacks, but keep the passion burning.
Fiduciary
Agents have to give a little, appreciate, and acknowledge what they can and can't do. Honesty is always the best policy. Referral Fees have to be earned. It doesn't have to be an expectation based on a piece of paper/Referral form. Putting the client needs first is the epitome of best practices. According to the canons of ethics in real estate, "A fiduciary duty is the highest standard of care. The person to whom owes the duty to the principle or the beneficiary. If an individual breaches the fiduciary duties, he or she would need to account for the ill-gotten profit."
The moral of the story is love is not motivated by greed. Love is always doing the right thing.
