foundation poured Cincinnati patio homeFischer Homes is offering a new type of housing in Florence Kentucky's Whitestone Links community.  Fischer Homes is calling this new housing type "paired patio homes".  As an agent with a specialty in Greater Cincinnati low maintenance housing, when I first heard the term I was intrigued.  Paired patio home is a new term and after researching I think Fischer Homes has a potential HUGE hit on their hands!

First, what IS a paired patio home?

Basically think attached ranch condos, but better that your typical area attached ranch condo.

Commonly attached ranch condos are 3-4 units attached to each other in one of two configurations. 

You might get a quad style (take a box and everyone gets their corner) or a side by side by side (by side), so two end units and 1-2 more middle units.

Each of those types has their pros and cons.  The quad style are almost always on slabs, so there's a limit on storage space and since you have two shared walls, a limit on outside daylight to the interior rooms.

The side by side condos tend to be narrow in width, so sometimes they don't feel as open, and again, a middle unit has two shared walls so the only natural light is from the front and back.

The paired patio homes in Whitestone Links avoid the disadvantages of the quad style by only having one adjoining wall (and a portion of that wall will be garage!).  Add the option to have a basement and you can add another 1000 sq ft of living space, extra bedrooms, etc. and still have room for storage.

The paired patio homes in Whitestone Links will also avoid the narrowness of the side by side by side ranch condos, so you'll have a more open floor plan!

Now it's too early for me to provide pictures since Fischer Homes is currently building the first paired patio homes.  They expect the first pair to be ready late March/early April 2018 (so SOON!). 

Another reason I think they'll be a huge hit?  Price.  There aren't many patio homes you can have built new in Greater Cincinnati for under $300,000, and Fischer Homes is offering these first two for approximately $210,000 to $220,000.  Sharing one wall with your neigbhor is saving you literally tens and tens of thousands of dollars.  And I'd expect Fischer to have so much sound insulation in the common wall that you'd never realize anyone was next door!  Check out the Wembley floor plan at the link.  Depending on choices, you can have 1-3 bedrooms total.  Square footage on the main level is approximately 1247 sq ft of living space.  And like "regular" patio homes, you'll still have someone taking care of the grass and removing the snow as part of the HOA fee!

  • Fischer Homes will also be building two story townhomes in the community
  • Located adjacent to Boone Links Golf Course
  • Near Florence Mall
  • Served by Boone County schools
  • Travel alot?  CVG airport is a short drive away
  • Barring traffic, just 20 minutes to downtown Cincinnati

Whitestone Links is opening for business early February 2018, so if you want one of the market homes ready this Spring, we need to act ASAP.  If you want to build from scratch, you've got a little more time, but we'd still recommend claiming your spot soon.
