The Beanbag chair that almost KILLED A SALE

Who is the decision maker when buying a home? The Mr.? The Mrs.? How about the kids? Do they get a vote. I had a young couple with 3 cute kids. We were on a journey to find their dream home in only 2 days. We looked high, we looked low and we looked all around. At the end of the first day, the Mr. was yawning, The Mrs. Wrote notes feverishly and kids were asleep. She narrowed it down to 3 homes.


On day 2 we set out to see all 3 homes and write an offer on the spot for the one they loved. Oh no, house #2 went under contract. We went to #1 and #3. The kids loved # 1, it had 3 Giant 3 FOOT BEAN BAG CHAIRS. The kids asked politely if the could sit in them. They wanted to buy this home. 


We went to house #3 and Mrs. Buyer fell in love with that home. It had everything she wanted. Mr. Buyer was not really as excited until we hit the basement where there was the best finished basement i have ever seen. Large family room, surround sound that stayed, room for a wide screen and a mans type bathroom with a little TV built in the wall. 


When they told the kids they wanted to make an offer on #3, the kids cried, then screamed, then cried some more. What was wrong. The kids said they wanted house #1 because it comes with those bean bag chairs. But it does not come with the chairs they said. They are buying a house, not the furniture in it. The kids did not under stand. When we got back to sign the offer, they were still crying. The seller accepted the offer instantly as we were still together.


I had the solution, the kids can not see past those GREAT BEAN BAG CHAIRS. I looked them up online, gathered the family and let them know, if the kids were good, there would be 3 new bean bags at their new home. They cheered. Mr. Buyer winked and Mrs. Buyer cried thanking me saying I was the best agent ever.

It can be pretty amazing to learn what will turn a buyer (or their children) onto a house.  I remember a little decorative windmill that stood about 6 feet tall, that stood in the landscape.  However, when it disappeared near close of escrow, it almost cost the sale.

Cute story, Scott. I just had that happen where the 5 year old daughter of my clients was picking out her new bedroom in the home they contracted for based on the furniture in the home... she had a hard time grasping that the home wasn't coming with furniture and that her bedroom would move with her.
