When I think back on my experiences working with Brittney, I’m filled with pleasant thoughts! I first met Brittney when I was finishing up working with a buyer who was purchasing the home next door to hers. I knew my current client was planning to purchase blinds for her new home. Unfortunately, I had left my tape measure with another client, and I still wanted to measure the windows to save my client a trip. I knocked on Brittney’s door and she let me borrow a tape measure. We began talking, and she mentioned how she was considering selling her house. She needed money to start a new business, and was curious if she could net enough from the sale of her home to do so.
I reviewed the comps, and ultimately, she decided she would sell her a home. Brittney was the perfect home seller. She listened to my suggestions and implemented them whole heartedly. She fixed up the small items that would turn off a buyer, de-cluttered, and was incredibly accommodating with all showing requests. Even with a young son at home, her home was spotless and showed the same way it did for photos at every showing. This work paid off! She ultimately was able to sell her home for more than the asking price, and netted more than she even imagined.
A little before we went under-contract on the sale of Brittney’s home, she decided she would like to buy another home that was less expensive than the home she was selling. This way, she would still have the money to start her business and wouldn’t be throwing away money renting. We started looking at homes, and making offers. This price point was highly competitive, and we were looking in May/June when there is historically the most competition among Austin buyers. We must have looked at around 80 homes, and submitted offers on about ten. We kept losing in bidding wars, yet Brittney remained optimistic. There was one home we had seen that needed a little work but had been on the market for 75 days! As far as listings go, it was the exact opposite of Brittney’s current home. There were no professional photos, there were obvious signs of deferred maintenance, and the back yard looked like a jungle. After getting outbid yet again on another home, I suggested we re-visit the neglected listing. We realized it had a great floorplan, was in a great location, and if Brittney could get it for the right price, it would be a great home. After some negotiating, Brittney ultimately was able to get this home for 12 k under list price. She painted the home, updated the kitchen, groomed the yard and now has a perfect home to raise her son in and money to get her new business running.
Working with Brittney was fun, entertaining, and rewarding! I learned that persistence pays off, and sometimes you need to look a little deeper to find the diamond in the rough. I can’t wait to help her with her next home sale.
