Staging in Vaughan and the Toronto GTA we are asked quite frequently if it is really worth it to stage a vacant home.

Home owners and agents alike ask why isn't it better to show a home vacant, doesn't it show buyers how much room there is in a home.

We know from experience that buyers have a hard time envisioning the following...will my furniture fit in here or how would I set up my furniture in this room.

In this home the first thing we asked the home owner to do was remove the office blinds in every room. Then we asked that the walls be painted a lighter neutral colour that buyers would love.

Buyers give an agent a list of things they want however they typically buy on emotion every time. 

Buyers will say they "knew" as soon as they saw the house they knew it would be their new home.

All I did in this home was stage 3 rooms to show buyers how they could live in this home. 

The dining room before staging was not inviting, after staging the room shows buyers how they could entertain in the space.

The room now feels inviting and spacious.

In our area dark kitchen cabinets are not a popular option so this set up created an updated look that buyers would like. 

This home is now staged and SOLD!

Thank you Maureen, when the home owner came in the house when the staging was done he was gob smacked. He couldn't believe the difference and loved how the home looked warm and inviting.

Hi Judi, we love doing these transformations. When the owner who was an older gentleman came back to the house after the staging he walked through silently and then nodded his head up and down a few times, and said we did magic in his house.

As I told Judi, Holy Moly! I have great vision of empty spaces but, would never think the befores and afters are of the same house, Michelle! What a HUGE difference you've made - just imagine the buyer pool enlargement you created for your listing agent and the seller. I know they are elated and I'm sure this one is long gone!

HI Debe, this home had been on the market for 3 months with another agent. The agent I work with on a regular basis called me in and I knew in about 10 minutes how I would present this home for buyers. The home sold in 21 days. It was a win, win, win situation for the seller, the agent and for us. Another staging success story for the agent to share with his potential listing clients.

Hi Sheila, thank you for stopping in to see the transformation. I know when we are making our staging suggetsions the home owners really have no idea of what it will look  like when we are done. They are always gobsmacked when they see the finished look. They are especially happy when it sells in a few days and they get top dollar too!

That doesn't surprise me a bit, Michelle! It's something that we do everything we can to share with them success stories but, many think the expense is just too high for them. I always tell them, "You can't afford NOT to stage!"

So glad to hear  you encourage your sellers to stage every time Debe.  I explain we do this on every home as every home we live in is all part of our retirement portfolio. We must do everything we can to maximize the profits from each sale. When we are enjoying our retirment we can say we did a great job of making our investments pay off.

Most people have no idea of what their place will look like once it is staged so I understand their reluctance to move forward however, when they see the big cheque at the end of the sale that makes them believers!

Thank you Sally and David, we give our clients a line by line breakdown of the staging suggestions so the home owners can start right away. We suggest they hold a staging party for family and friends as most people watch all the staging shows and can't wait to try their hand it. We encourage them to take lots of photos before and during the prep work to have it as a keepsake of their home. Then they have the agents listing video of the property to have as their final look of their home. They love this idea!

Morning Dorie, I find that most home owners are so very glad their agent recommended staging their home for sale. They often have tears in their eyes as they always knew their home could look fabulous and now it does with just a few tweaks (sometimes all new rental furniture!) We have some agents that give a new home consultation to their sellers as a thank you gift to the sellers. It is always well received as they want their new home to come together quickly instead of waiting 10 years to see it look good.
