Best of luck for a fast sale...I would imagine that it will sell fast. 

We had a similar situation when we bought land in Portsmouth to build our previous home. Established neighborhood, one lot left 30+ years after develpment. We were very lucky to find it at just the right time and very lucky to live there for 10 years.

three showing in two hours this weekend says this is a hot property. At $133/ sq. ft there is nothing else close to this as far as bang for the buck.
