THAT is the million dollar question!

 

I get approached all the time with new investors wanting to wholesale a property to me. When I run the numbers, I find there is a NEED for people to get educated in the deal evaluation.

 

Here is an example:

$450,000 List price

$425,000 Contract price

$10,000 worth of repairs

 

Is this a deal or NOT a deal?

 

A $15,000 discount from the list price is nothing to get excited about.

 

What about this example:

$350,000 List price

$315,000 Contract price

 

Is this a deal or NOT a deal?

A 10% discount is not something I would get excited about.
