Luxury can have different meanings in different parts of the Country, but in Denver my Luxury blog posts are for those detached single family homes listed in the Denver metro area over $1 million. Some have mountain and/or city views, some back to a golf course or have water views. Some are upgraded with products from the world, and some have expansive square footage or on acreage. Whatever a Buyer is looking for, most likely if you have over $1 million, you can find it in Denver or in the surrounding suburbs. Here is some information from the home sales in 2017.
Total number of sales - 1,332 homes (2016 saw 1,088)
Days on Market - 40 days (2016 saw 50 days)
Average Sales price was $1,297,500 (2016 saw $1,300,000)
Sellers saw 97.10% from list price to sales price (2016 saw 97.03%)
Here are the current listings for $1 million plus homes for sale
The highest priced home in the Denver metro area sold for $8,116,000. This was located in Back Country in Highlands Ranch that sold 8/14/17 that was new construction with 6 bedrooms, 9 bathrooms and a 7 car garage with 9,906 total square feet on .53 acres.
The highest number of luxury sales were in June 2017 will a total of 172 homes sold ranging from $1,000,000 to $5,000,000, which an average of 22 days on the market. That month sellers saw 97.95% list price to sales price.

The largest home sold in the Denver metro area was in Cherry Creek Village and had 22,325 total square feet with 6 bedrooms, 9 bathrooms and a 4 car garage that sold for $4,250,000. It was located on 2.45 acres.
The home with the most land sold in the Denver metro area was in Franktown, and has 360 acres, and the home was built in 1900. This home sold for $1,500,000.
There were just a handful of distressed properties over $1 million sold in 2017.
Four short sales sold from $1,000,000 to $1,260,000 with an average days on market of 160 days.
Seven bank owned properties sold from $1,100,600 to $2,475,000 with an average days on market of only 19 days.
