Buyer's Open House Tip #2: Foundation Issues
Certain neighborhoods are famous for foundation issues, much of Sring Valley and the Northwest side of Santee in particular, but even if you aren't looking in those areas, you still want to notice warning sings. Hairline cracks are normal due to settling or occasionally bad drywall techniques. What you are looking for are big cracks, doors and windows that stick. Cracked tiles can be a warning sign or it could be the tile job was bad or the tiles were dective. Garages and patios are often not part of the housing foundation so if you see cracks there it doesn't neccesarily mean there are foundation issues. You can pull up a rug, but don't pull up a carpet. If you are interested in the house, and concerned you still have options. First after you put an offer in and the sellers accept it you generally have 17 days to have a home inspection and make sure the house is in good condition.
