All data is derived from the Cincinnati MLS system.  If any Lebanon single family homes homes traded hands without a REALTOR® involved, then it won't be reflected in this report. All data is for the Lebanon School District area, so is not limited solely to Lebanon city limits.

Average Price:  $199,314 DOWN $40k

Median Price:  $189,000 DOWN $19k 

Days on Market Average:  58 DOWN 23 (Median 47 days)

Homes Active 2/10/18  63 DOWN 7

Homes Pending 2/10/18:  51 UP 6

Sales/List %:  97.5%  UP  .5%

Most Expensive Home Sold:  $319,000

Least Expensive Home Sold:  $106,900


So what are the key takeaways from this month's numbers? 

  • Not that unusual for a January.  As expected, completed sales weren't high, but looking back at past Januarys you'll see it was better than most. 
  • The number of homes under contract went up, so that's a good sign.
  • Prices of homes sold were in a VERY tight band, with all but 1 home in the $100,000-300,000 price band.  With an absence of high end sales, the average and median prices moved down.  Expect a bounce back as this isn't a true drop in market values.
  • New construction sales only accounted for 2 of the 25 sales, but 21 of the 63 homes not under contract.
  • Time to sell is dropped to slightly under 2 months.
  • Inventory continued to shrink.
  • Distressed properties continue to be a very small segment of the market. None of the 25 sales was a foreclosure, and of the 63 homes on market 3 are bank owned and one is a short sale.

So what does this mean to you as a Lebanon single family home owner? 

No change from past months other than expect things to move a bit slower than during the peak months.  If a buyer MUST buy, the relatively low inventory works to your advantage.  That doesn't mean a home that is in poor condition or not priced right will still sell.

So what does this mean to you as a potential Lebanon home buyer? 

No change here either.   Watch for new homes for sale that fit your needs, but you STILL need to ACT quickly despite the longer time on market for most sellers. 

The selection of foreclosed/short sale homes is minimal to nonexistent, so don't count on finding one to buy, much less one in good condition.
