Princeville Kauai Real Estate Update for Feb 4 to Feb 10

We have finally seen some whale activity, something we’ve been missing up to this point in time. Seems like their numbers and activity are down, at least up here on the North Shore. We even managed to get a glimpse of some juvenile Nene before Mom and Dad took them out of sight.

While I’m on the subject of Nene, apparently many people, especially tourists, do not know they are an endangered species, perhaps because Kauai is blessed with a healthy population. The Nene, which is the State Bird, was almost driven to extinction, dwindling down to about 30 birds in the 1950′s.

As an endangered species, they fall under the Endangered Species Act of 1973 which prohibits any action “significantly impacting essential behavioral patterns, including breeding, feeding, or sheltering," so PLEASE DO NOT FEED THE NENE!  (I see this happening ALL the time!)

Sealodge H6 is an REO listed for $478,400. The buyer paid $725K in 12/06 for this ocean view unit.

Nihilani 32C is on the market for $745K. It sold previously for $645K in 5/17. Kaiulani 37 came on the market showing as in escrow priced at $2.950M. It was purchased in 5/07 for $2,627,580.

Back on the Market:

Sandpiper 101 sold in 8/16 for $335K. Priced at $425K, it went quickly into escrow then came out almost just as fast.

Contingent:

Kaiulani 71, priced at $794K and Kaiulani 13, listed for $1.275M, are both in escrow. Kaiulani 71 sold for $795K in 12/08 while 13 was purchased for $2,069,070 from the developer in 1/08. As noted earlier, Kaiulani 37 is also in escrow.

After 1177 days on the market, Nihilani 28A is finally in escrow while priced at $659K. The seller bought this condo in 4/08 for $599K.

Sales:

Hale Honu 6A sold for $329K while listed for $345K. The last sale was for $355K in 2/04.

Under Contract:

Plantation 1012, priced at $555K, moved from contingent to under contract and should be closing soon.

Price Changes:

Kaiulani 71 is apparently making daily miniscule reductions of $500 and it is now priced at $794,000. The prior sale was for $795K in 12/08. Now on to your Princeville Kauai Single Family home update:

4160 Kalani Place is on the market for $999K since last selling for $860Kin 6/16.

Land for the home at 3683 Kaweonui was purchased in 4/12 for $260K. The home was built in 2014 and is available for $1.365M.

Contingent:

4216 Kinau Place is in escrow priced at $1.350M after 88 market days. It sold before for $1.3M in 2/08. After 128 days, 4206 Liholiho found buyer while listed for $869K. The last sale was in 8/90 for $520K.

Although Jan 18 didn’t surpass Jan 17 in sales, Feb 18 is well on its way to exceed the 75 sales from Feb 17, posting 40 sales, as of today, Sunday. Looks good!  A friend of mine spent 10 days on Kaui a friend of there's lives there. Good real estate market there from what I am told!
