Month of January 2018 – Welcome to 2018 Sun City Texas Real Estate Report! Unit volume took a big jump over prior year, up 35%, getting the year off on the right foot! Unfortunately, sale prices didn’t fare as well with Average Sale Price down 5.6% and Median Sale Price down 13.4%. One month does not a year make, nor a trend. I expect home prices to trickle upwards at a rate of 2% to 3%, but no dramatic jump in pricing. We are also beginning to see a wider spread in sales prices from recently built homes compared to the older homes on the market. Our oldest homes are now more than 20 years old and many are in need of renovations or remodeling. Understandably, these homes sell for less per sq. ft. compared to late model homes. Looking ahead to February 2018, there are 47 re-sale homes currently contingent or under contract/pending compared to last year’s 33 sales in February 2018 is on pace to match or exceed last year’s unit volume.
Added New Home Bonus – Pulte just released their new home sales numbers for 2017. They sold 270 new homes in Sun City Texas on a budget of 260, a 4% increase. If you recall, there were 428 re-sale homes sold last year for a total of 698 homes. That’s an average of 58 home sales per month just in Sun City Texas.
