Should a home "not ready" be rushed to market??

Twice in the last couple of days I have experienced this. Both homes are in a hot price range that also has no inventory.

The first one is an older home priced a lttle high and needs about 3 more days of repair and paint. It got passed over by buyers that might have taken it, if it looked better.

The second one is a new home that is not finnished but past the "pick your colors'' status.

What say you?

It's a tough situation because even when you update homes a lot of times the buyers will criticize the selection of carpets, paint, etc.  Kind of damned if you do, damned if you don't. Best of luck to you Rob.

My direct answer to your question Rob D. Shepherd is it should be the Seller decission. I'd explain the pros and cons and abide by their wishes. I'd rather be telling them I told you so (not that I would) then having them tell me I told you so.

I have a listing now that we "rushed" to market that my seller still had not completed some paiting & left a lot of trash laying around. The first two buyers that came thru made comments about both & passed on the townhome. In retrospect we should've waited a few more days before listing but my seller insisted we go live & I think it cost us a sale.
