My Third Special Transaction

Mortgage and Lending with George Souto NMLS #65149 FHA, CHFA, VA Mortgages NMLS #65149

Lisa Von Domek is host the "February Contest - Love is in the air!"  In her challenge Lisa asks us to  us to write a blog about three of our favorite transactions witch made us feel good.  This will be an easy contest for me this month because I have done far more than three transactions which stand out in my mind that made me feel good.  The three I have chosen to submit for Lisa's contest were each very special, but for very different reasons.

In My First Special Transaction I choose to write about my very first loan when I became a Loan Originator.  In My Second Special Transaction I wrote about the first loan I did for a young couple I have known since they were in kindergarten with my oldest son Matthew.  In this last post, My Third Special Transaction is about an other special experience, but one which is very different from the first two.

I have actually written three blogs in the past about his particular Borrower, because of things which have happened since I did her loan.  The blog below "Special Closing ........... Forever Grateful" was written in October 11, 2011.

"Back on August 27, I wrote a post about a "Special Closing" that I had.  It was special because of the Borrower and her family situation.  It was not an easy loan, in fact it is one of the loans that I have worked the hardest on in order to get it approved.

There was not only a lot of work done by me, but my Underwriter, and Processor as well.  Everyone took an interest in getting this loan done, and wanted to see this Borrower improve her situation, and well as that of her children.  Life had been dealing her lemons, and it was about time for her to get a break.

My Underwriter and Processor put more time and energy into this loan than I have ever seen them do before.  Now mind you they give it their all on every loan, but this went way above what would have been expected.  Many times we put a lot into a loan and never hear from the  Borrower again.  They were happy to get the house, but once the loan Closes we do not hear from them again until they are once again looking to do something else.  But every once and a while after they have moved into their new home, they remember those that helped them get there.

Such was the case with this "Special Closing".  She appreciated what everyone did for her, and today I got a card with the following:

Thanks so much for making it possible, you didn't give up on me.  People ask me "how in the world you own a home", I can't believe it myself.  My kids are so happy, I owe it to you.  God bless you and your family

Forever grateful,

This made my day, and was worth far more than the commission on any loan."

When her loan closed the smile on the Borrower’s face was from ear to ear, as was the smile on her children’s face when they heard the news.  The Closing was a pleasure to be at, and very gratifying to see her get the keys to her first house.  My closing words to her once she had the keys to the house in her hands was, “a lot of people went to bat for you to make this happen for you and your family, don’t let them down.  Show them that all the work they put into this was worth every second of their time”.

Well she listened to what I told he, and she did not disappoint.  Two years to the date from when her loan closed she showed up at my office with a big smile on her face, because she wanted to personally tell me she had done what I asked, and made everyone of her monthly payments for two years on the first of every month.

The story does not end there.  A month later her name was pulled out of a drawing we have every month for a free mortgage payment for those Borrowers who pay the mortgage on or before the first of the month.  You can read about that blog at "My First Borrower To Win The McCue Mortgage 1st Of The Month Club Drawing!"

This Loan was as special an experience as they get.  The loan was not about the loan size or commission, the sales price was less than $100,000.  But it was more satisfying than if it had been a $1,000,000 loan.

THIS .... this is what success is made of.  It is not volumes of sales. It's the number of lives we touch, how we help them, and how we make a difference in their lives.  I got the goose bumps reading this and the end made my eyes get a little watery. I am such a sap!  Well done George Souto
