Market Your Open House Events Like You Mean It | Visitors Will Come

Writing blog posts have become a blessing for marketing open house events.  It is surprising to me that there are so many agents who do not blog about their open house events, especially since the majority of buyers start their home search on Google. 

Doesn't it make sense to post several days in advance of the open house?  Every week, starting on Thursday, I write posts about our open house events that are scheduled for Saturday and Sunday. 

My blog post for yesterday’s open house had a title of "open house Feb 11 franklin ma" as an example.  This is what a buyer would most likely write in the search box to find out what open house events are scheduled for that day.  It looks like I was right because it resulted in 16 people visiting, with several having interest.

An open house is as successful as the marketing created for that event. The more eyes on the marketing, the greater the chance of a busy open house.  There was a steady flow, and our open house events are for no more than 1.5 hours.

Everyone signs in, and follow up phone calls are made to those who do not have buyer agents. Our sign in sheets ask that question.

So, if you want to know how to find new business without spending a lot of money, have an open house event and make it an “event.”

Just a thought for the moment….

As you know, you're preaching to the choir here, Barbara. I blog about my open houses, too. Sometimes more than one in a blog but I always try to give my new listings their own open house blog.

Agents can complain all they want, but it works. Maybe the buyer won't always write an offer that Sunday but she'll think about it and get preapproved on Monday.

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents and another benefit is the buyer is paying attention.... they're interviewing you without a formal interview...when it's time to sell, you'll get the call, especially if you conduct the open house properly....I'd wander through the rooms and provide brief statements to describe info they may not see.... wandering around is good...it's like a large classroom setting.... that was my style....can't take the previous teacher out of the agent....

That is another of your great marketing strategies, Barbara.  I have always been perplexed by NAR surveys that attribute such a small percentage of home sales to open houses.  Personally, I've had more than my share of success with them.

Myrl Jeffcoat most agents think it's a waste because they don't prepare properly and no one shows up.... even if no one buys, we get business from those who visit.... we get listings from it and those homeowners ask if they will get an open.... we begin the marketing with an open house...

Hi Rebecca Gaujot it's always a good idea to hold a broker open.... they have the buyers....and if you feed them, they'll come.... once they're there, the light bulb goes on and they call for a showing...

Chris Ann Cleland serious buyers start planning their journey on a thursday or friday to see what homes are open on Saturday and Sunday.....they'll drive by and this is why we start showings at the open house....it creates an urgency.... we always have many visitors....and it's usually a steady flow....

George Souto it certainly does, but we only use one flag at the entrance of the street where the subject property is located....we place tents with one color balloon in locations up to 1/4 mile away....
