One listing call could result in many transactions when additional mailings are prepared. Marketing should continue until the after the closing, and the agent announces “Meet Your New Neighbor” with the final postcard mailing.
When the agent limits the mailings to a Free Market Analysis, there are opportunities that are left for others to secure. The Free Market Analysis opens the door for new business, but the door closes quickly if “Just Listed, Sale Pending and Meet Your New Neighbor” postcards do not follow to complete that marketing journey.
I’ve included the three postcards that were prepared for me today, and there’s one more sale pending postcard coming. Sale pending postcards are mailed when all inspections are finished, and there is a fully executed purchase and sales agreement.
There will be 1,500 postcards mailed, and many of them will be mailed to the same homes. That’s very powerful marketing. When no one else mails or they do it sporadically to save a few dollars, my postcards send the message that we are the only agents moving property in town.
I’m hoping “all agents” in Franklin MA pay close attention to the money they spend!! I’m the only agent who mails the “Sale Pending” postcard, and most agents who DO mail only use the “Just Listed” postcard.
Marketing costs money and to eliminate a step is equivalent to handing another agent a nice piece of business. I want to make sure we are the agents who get the call!!!
