Don't hire a full time agent who only works part time!

When selling your Tredyffrin Easttown or Main Line home, there are lots of mistakes you can make from pricing your home too high, not preparing it correctly for sale or making showings complicated or difficult.

But one you may slip into without realizing it is hiring a full time agent who only works part time. Lots of agents today have started not working weekends, so if a buyer agent wants to present you with an offer it has to wait till Monday and maybe by then the buyer has had second thoughts. Don't you want to get that offer on Saturday afternoon or evening when the buyer is excited and ready to negotiate. Not days after they wrote it up and then thought about all the things that don't work in the house for them.

These same agents often don't work evenings either, so if an offer comes in after 6.00 pm yes that's right you won't see it till the next business day. Why let the buyer sleep on it, let's get negotiating and get the deal wrapped up. Why give the buyer advantages in the negotiation game.

Let me tell you, if I am listing my home, I want my agent ready to receive and present offers when they come in. I don't want to find out two days later the buyer changed their mind because I had not seen the offer quickly enough or they saw another home on Sunday or the following morning and bought that instead.

Make sure you select the right agent and your full time agent is really full time and they are ready to present offers when they are received.Stand out in the crowd

Nick, I've seen a growing trend of no weekends and it surprises me. Not sure how an agent can not work weekends but, then again it goes back to your point of hiring and agent that truly works full time. We all have limits and boundaries but, not working weekends is a stretch IMO.

Nina Hollander I am amazed by agents instructions on their listings for presenting offers saying weekends your offer is not going to be presented. 

Endre Barath, Jr. whilst the post relates to buyers agents I was really thinking about listing agents who are not available after hours or at weekends.

Absolutely right Gabe Sanders and who answers their phone.

Joan Cox totally agree, choose another business.

I believe some agents play mind games with themselves saying they work full time when in fact they are parttime workers giving the business only 20-30 hours a week.

Good advice. I remember thinking I could do real estate part-time and stay on air as a morning radio personality in Portland. Let's just say it sounded great in theory - it just didn't translate well. How could I show property or service a listing client when I was on the air from 5:00 AM to 9:00 AM daily with all sorts of public appearance responsibilities? I couldn't. Less than a year later, decided to quite radio and do Real Estate full-time. Believe it or not, the hours are better in Real Estate.

     If listing agent has a Fiduciary with the Seller, they MUST present that offer ASAP.

    Our offers have a "time for acceptance" blank.  Agents typically give 24 hours, sometimes 48, unless MLS instructs otherwise (out of town Seller, REO, etc.)   Regardless of how much time the Buyer allows for acceptance, it's imperative to get those offers in front of the Seller.   That Seller needs time to review, think it over, consult CPA, whatever. 

     Also, it's rare, but an offer can be rescinded prior to acceptance.  I don't want a Buyer getting remorse while I shoot up the entire 48 hours before getting the offer to the Seller. 

     Taking off Sunday morning for church, or Saturday for Sabbath is one thing... but the entire weekend?  No.

That's a sad commentary on someone's work ethic - clearly we are a service business that needs to have non-standard 9-5 hours. Are you saying this is a common practice in your area?

Kathy Streib don't understand it either.

Fred Griffin and Margaret Goss this started a few years ago with a certain large national broker telling their agents they need to organize their lives and to set their boundaries. Now when they list, in the MLS they give the presentation of offers, it states very clearly that any offers received after 5 pm on Friday will not be presented till Monday morning. Also all dates in the contract that fall on a weekend must be extended to fall on a weekday. Totally mystifies me. Who are they serving the client or themselves.
