142 people came through my open house, with SPIES........

142 people came through my open house this weekend.....

Yup.  That's right.  142 people.

We marketed this property the right way for this market, and it resulted in 142 people coming to our open house.

Crazy market in LA.  Cray-Cray.

But wait, there's more!

We had a GOOD cash offer during the week.  The only thing is, they put a 24-hour deadline on their offer. And my clients wanted to stick to the plan of waiting until after the open house to allow the market to speak to them.  So we respectfully declined, and asked if they could please wait until after the open house 5 days later for a response.  Mind you, their offer was written sight unseen because there were no showings allowed until after the open house.

But wait, there's more!

The cash offer people become disgruntled and tell me "they gave the sellers everything they wanted", and that there offer is expired, and they are going to look elsewhere.  And not in a nice, kind, and courteous way.  More like a prime-time, soap opera, Alexix Carrington "you'll rue the day" kind of way.

I suppose these people don't know that seasoned agents that have been around a while know a "bully" offer when they see one.

I was then told that "they know how this all works" and that I'm going to take their offer and shop it around.

I told them I do not "shop" offers. I shop for shoes. I shop for gluten-free pizzas. That, by default, leaves me no time to shop for offers.

Anyone who knows anything about anything knows that you don't NEED to "shop" offers in this crazy market.

But wait, there's more!

The cash offer people apparently sent "spies" to my open house with a plan to ask me if I had any offers with their apparent "sting operation"!  LOL

My response to everyone WHO ASKED if we had any offers was exactly the same,  generically:  "We had a cash offer during the week, but it had too quick of a deadline for my clients to entertain.  We hope they come back.  It was a good offer, NOT BELOW LIST"

Yeah, but how much over list was it?  "IT WAS NOT BELOW LIST"

Yeah, but was it just over or way over?  "IT WAS NOT BELOW LIST"

So, was it at list, or.........   "IT WAS NOT BELOW LIST"

 

But wait, there's more!

I had at least half a dozen or more people approach me with "We want you to represent us"

People, really??  Look around you at the swarm at this open house.  Do you really think it makes the slightest amount of sense for me to even consider representing ANYONE but the sellers in this case?

And honestly, we've got to stop this whole buyer trend of thinking "I'll go straight to the listing agent so I can get the property" mentality that's going around.  And many of them think they will play upon the greed of the listing agent in order to get it at a lower price.  REALLY?  SERIOUSLY?  It doesn't matter who represents whom.  The chosen offer still has to be the best and highest for the sellers.  LEARN IT!!!

But wait, there's more!

The disgruntled original cash offer emails me and tells me that their family members were at the open house and overheard me tellling everyone we had a cash offer.  Seriously?  142 people coming in and out of that place, of which I had to make sure everyone removed their shoes or use the shoe covers provided, and the priority is for me to broadcast to everyone about their tired old expired cash offer?!

 

The point of this blog:  The Cray-Cray market tends to bring out the worst in people.

Oh, and the other point:  YOU JUST CAN'T MAKE THIS SH*# UP!!!

Ralph, it is funny...I have been commenting on your blog posts for quite some time now, so I know you are not new at this. It is amazing to me that buyers think they are coming up with a plan that we have never seen before. CRAZY.

Ralph, we are "enjoying" the same Cray Cray Seller's market, but I don't do open houses, we have no trouble getting loads of potential buyers through in the first couple of days.   What a story!
