I love this, Thomas - keep up the good work!

As I mentioned, my team was impressed as we deal with this every day - calls from buyers who did a search ZTorR and have been inundated with other agents phoning them. I feel so sorry for the ones who don't have agents, who are searching for information and are offered erroneous information.

You couldn't be more right with your comment, "Do we need to save real estate? Not really, but we do need to recover the ownership of our listings and the buyer leads they generate."

Now this is exciting and I am quite intriqued. 

How do you overcome the objection sellers net more if exposed to a larger market, particularly in a fast moving, sellers' market where properties sell almost immediately?  And, if homes are sold off MLS, so to speak, how is the offer of compensation handled?  PS  Will listen to the podcast in a few moments.

These are not off MLS necessarily, but can be posted here 48 hours pre-MLS as most MLS rules state, you have 48 hours from signed listing contract to required posting in the MLS (may vary per state). However, in CA, I can delay it with a CAR standard form as long as the seller and I like and agree to. It's adding to their exposure, not reducing it.

Unfortunately, there are many real estate brokers and agents who haven't a clue about optimizing their business or comprehending the value of their assets.

The listing agents own the listing but because they post their listing on the MLS, they abdicate their ownership and thus lose control over their listing. So, now comes along companies like Zillow who SELLS the MLS to add their listings to the Zillow website with or without any compensation because I don't know.

However, had the MLS rented the listing to Zillow for a fee, paid daily, they could have compensated the broker and agent for their proprietary property which could have been used to reduce the cost of the transaction or provided funding for additional marketing costs, like staging or repairs.  

Perhaps as our industry evolves, brokers and agents will discover the value of their assets and monetize it, optimize it and utilize it to its maximum value. That's just my perspective, however, if I'm wrong, I'd appreciate your response.

How do you get buyers to find this new app? How do you get listing agents to upload a listing within 60 minutes of a listing agreement? Massive, massive chicken and egg challenge to the value proposition on both sides.

Same way we got the MLS noticed. The value proposition is easy, it sells itself on the benefits to both. Getting the word out is more of the challenge; but like anything else, we're doing it one agent at a time and through massive marketing efforts. You can start by trying it yourself and spreading the word.

I gave an hour talk to a room of "pre-licensing" students taking a California "principles" class. They asked what they could be doing now that would help their business in the future. Since they are all unlicensed I told them they could do any manner of things. Start following and reading our stories here on "AR" but I also told them to start compiling their data-base. I asked how many came from the area and 80% raised their hands. I told them they all went through school here in the County, grew up, family, friends, etc. Let EVERYONE know you become licensed as SOON as it happens. If they know what company they will be going with then starting planning notes, cards, stationary, postcards on a massive scale. Then always remember, "You list to last!" in our business.

In platforms like, Zillow, Realtor.com Redfin, Homesnap and now this app buyerhunter.com ,there is absolutely nothing personal to the agent about these platforms that gives the consumer a feel for local knowledge and expertise.The ability to build relationship with an agent over time is where the real estate industry is going.It makes the process upside down and makes the agent more important to the buying & selling process, than just having 3 million listings on a portal.

LOL is going? It's always been there. I'm 19 year working by referral for one reason: relationships. BuyerHunt.com is a tool, it's not a relationship product. The relationship is there long before the tools are required.

BuyerHunt.com is a tool for what? To find listings? To eliminate Zillow? Trulia? Redfin? Realtor.com? Homes.com? Homesnap? Do you have any idea how much money those portals spent to have the eyeballs? Real estate = Social.The word “Social” is the most appropriate word to define the real estate industry. According to the data, no other industry posts more to social networks than real estate professionals. So, if real estate agents are social by nature, and the general public is clearly intrigued by real estate, why this industry dose not have its own social network like linkedin or Facebook caliber? This industry needs its own social network, in the magnitude platforms like Linkedin, Facebook. Where agents can have their own home where they can invite their clients and not to spread themselves all over the net, in places that have nothing to do with real estate.This is where we come in.HOMEiZ. A platform that gives agents their new home where NAR with their Realtor.com failed.
