This was one busy week for condos! They flew off the shelves just as fast as other ones closed. With only one new listing, there are now only 35 units currently on the market in Princeville, and of those, the least expensive fee simple unit is priced at $425K! There are 4 units in the $400K price range, 7 priced from $539K to $599K, and 4 in the $600K’s. The rest are all higher!

Kaiulani 54 is on the market for $1.249M. The last sale was for $1.025M in 6/13 from the developer.

Contingent:

Sandpiper 101 is back in escrow with a list priced of $425K. This unit last sold in 8/16 for $335K. Cliffs 5306 is in escrow while priced at $599K. The seller bought this unit in 4/04 for $425K.

Nihilani 32C is in escrow while priced at $745K. The sellers paid $645K for the unit in 5/17. Puu Poa 301 sold for $272,500 in 12/98 and is in escrow listed for $1.349M.

Sales:

Kaiulani 5 sold for $1.275M cash while listed for $1.295M. The last sale was for $1.2M in 3/13. Leasehold Pali Ke Kua 1, which was sold at auction, closed at $222,600 while priced at $119,800. This unit sold for $379K in 4/06 and was foreclosed on by the bank in 1/14.

Hale Honu 5A, with a list price of $339,300, sold for $337K. The most recent prior sale was in 2/14 for $252K. Hale Honu 3B sold for the list price of $369K cash. The seller bought this condo in 12/05 for $510K.

Sandpiper 228 sold for $469K while listed for $470K. The prior sale was in 8/10 for $270K.

Plantation 1012 was listed for $555K and sold for $530K cash. It sold previously for $420K in 10/12. Plantation 922 was purchased for $380K in 9/11. It sold for $619K cash while listed for $629K.

Under Contract:

Paniolo 104, listed for $395K, moved from in escrow to under contract.

Price Changes:

Back on the Market:

Priced at $3.170M, 5045 Kapiolani is back on the market after going into escrow on 1/26. The seller paid $2.170M in 6/10. 4122 Rooke PLace increased by $20K to $1.169M as it fell out of escrow and came back on the market. You’ll also see it under price changes.
