Carlsbad home buyers are often interested in purchasing a single story detached home. While inventory continues to be limited overall, buyers still have options, mostly resales, even if the preference is for single story. I find buyers want single story living for a number of reasons, such as liking that type of floor plan, having a preference for no stairs, or in some cases health concerns that require single story living.
Single story detached homes, especially newly built homes, are generally harder to find in Carlsbad; some new planned communities do not even build them because of added construction costs and other 
considerations. In Carlsbad single story homes are about 27% of the current inventory on the market, which is consistent with what we normally see at any given time.

23 single story detached homes have sold in Carlsbad in 2018 so far, 28% of the total sales of detached single family homes. The average sales price was $1,038,239 (ranging from $605,000 to $3,181,500).
