Inventory of available single family homes - end of January 2018  1,162 down 32.6% to 1,725 end of January 2017

At the end of January 2018 there was a 2.5 month supply of inventory.  At the end of January 2017 - 3.7 months of supply (6-8 months is considered balanced)

The market has consistantly experienced a drop in inventory.
