This was a fun project. My client called back in November to get recommendations before he put this home on the market. I suggested updating the property (spending about $30-35k) rather than putting it out as-is. He was reluctant at first...but finally agreed.
His only stipulation was that I pick everything out because he has zero taste! We got to pick out tile, flooring showers, tubs, toilets, paint and fencing!
With the completed renovation last week, we got all the papers ready and staged the home. I then entered it in the MLS!
On day one we received our first full price offer, on day two we received our second! We finally put a deal together late yesterday!
He is happy because we brought it in under budget and added about 65k in extra $$$$$$
