This was yet another busy week for condos! They flew off the shelves, with no fewer than 6 new escrows! Single family homes were also represented with 2 new escrows. Here is your update:

New Listings:

Villas on the Prince 4 is available for $729K. The seller paid $725K in 5/05 for this townhome. Villas on the Prince 7 is also available for $729,900. It sold before for $625K in 6/03.

Kaiulani 26 is priced at $1.450M. It sold in 10/07 from the developer for $1,432,210. One owner Pali Ke Kua 107 was purchased from the developer in 7/73 for $56K. It is available for $639K.

Another one owner unit, Puu Poa 414, is on the market for $1.595M. It sold in 7/90 for $327,500. Purchased in 10/09 for $440K, Plantation 422, priced at $670K, came on the market showing as in escrow, which is where you’ll also see it listed.

Back on the Market:

Kaiulani 46 went into escrow on 12/11 and is now back on the market priced at $1.319M. This unit sold from the developer on 3/07 for $1.655M.

Contingent:

Paniolo 105 found a buyer after 304 days priced at $425K. The most recent sale was in 7/15 for $265K.

Puamana 24D is priced at $449K. It is in escrow and last sold for $340K in 10/13. Plantation 912, with a list price of $560, went into escrow after 27 days. The last sale was for $500K in 2/17.

Puamana 12B is in escrow after 195 days while listed for $599K. It sold for $285K in 10/12.

As noted above, Plantation 422 is in escrow. Sealodge E3 is in escrow while priced $719K. It sold from the developer in 9/75 for $46K.

Sales:

Paniolo 104 sold for the list price of $430K. The prior sale was in 6/15 for $352K.

Under Contract:

Villas on the Prince 18 moved from in escrow to under contract and should be closing soon.

Price Changes:

Kaiulani 22 is priced at $1.345M, down from $1.495M. The last sale was in $1,758,070 from the developer in 11/07. Puu Poa 102 reduced from $1.195M to $1.175M. The last purchase was for $920K in 7/13. Now on to your Princeville Kauai single family home update:

Back on the Market:

After going into escrow on 2/9, 4216 Kinau Place is back on the market priced at $1.350M. It sold before for $1.3M in 2/08.

Contingent:

After only 13 days, 4160 Kalani Place is in escrow with a list price of $999K. The prior sale was for $860K in 6/16.

Priced at $1.295M, after 251 days, 4179 Kamalani Lane went into escrow. The seller bought this home in 3/90 for $348,500.

Temporarily Withdrawn:

4139 Rooke Place was temporarily withdrawn after 153 days priced at $1.289M. Land for the home sold for $510K in 2/06. The home was built in 2014.

February is definitely on a roll, as we already have 15% more transactions than last February. Our total as of today, Sunday, is 86, well above the 75 from last February.
