One of my all time favorite transaction consisted of representing a wounded Veteran in the purchase of his home with a VA loan. To some of you this might not mean much, but in the greater Los Angeles area most sellers and their agents will not take a VA loan.

First, they prefer conventional loans with 20% down payment.

Second, sellers and listing agents do not have to worry about Appraisals since with 20% down payment lenders are a bit more lenient. They do not have to worry about making corrections at their costs to meet VA standards and the list goes on and on.

Third, in a sellers’ market with multiple offer situations getting a VA Loan Offer accepted is short of a miracle.

With that said, we have been looking and missing out on many great homes strictly because of the above points I mentioned. Then through my network I got wind of a listing in our search parameters. I spoke to the agent and he spoke to his sellers…

The result was, that they were willing to work with us, the sellers could have put their home on the open market and get more money and less challenges to close the transaction. They responded to their patriotism and kindness to help a Veteran.

I was grateful for the listing agent and the seller’s kindness to have such a happy ending. I have written a couple posts about this transaction, but it never gets old for me. Endre I can see why that transaction is very special to you.  VA loans can be a little bit of a challenge, but many of the issues and much of the stress can be eliminated if the Loan Originator is experienced in doing these loans.

I do remember this story but, you are so right - you can tell it as many times as you want, Endre - our hearts will swell every time! There's something incredibly special about working with our veterans and each and every time, it's such an honor for me.

It takes that special someone to be able to entice a seller to accept the VA loans and I know your buyer is ever so grateful to you for your efforts - he landed a fantastic house too and all thanks to you!

I know Veterans will always have a place in your heart, wounded or not. Having had a son serve I understand that. I am thankful these sellers were willing to work with your buyer to get him into a home. Those sort of transactions as you say are worth more than the ones where we might earn a massive commission. The satisfaction of helping another human being acheive something their heart is set upon is enormous.

Sadly Endre Barath, Jr. VA loans can be at the bottom of the stack (so to speak) with multiple offer situations.  Fortunately, there are sellers that want to work with our Heroes and gladly accept the VA loans the contract offers.
