One of my all time favorite transaction consisted of representing a wounded Veteran in the purchase of his home with a VA loan. To some of you this might not mean much, but in the greater Los Angeles area most sellers and their agents will not take a VA loan.
First, they prefer conventional loans with 20% down payment.
Second, sellers and listing agents do not have to worry about Appraisals since with 20% down payment lenders are a bit more lenient. They do not have to worry about making corrections at their costs to meet VA standards and the list goes on and on.
Third, in a sellers’ market with multiple offer situations getting a VA Loan Offer accepted is short of a miracle.
With that said, we have been looking and missing out on many great homes strictly because of the above points I mentioned. Then through my network I got wind of a listing in our search parameters. I spoke to the agent and he spoke to his sellers…
The result was, that they were willing to work with us, the sellers could have put their home on the open market and get more money and less challenges to close the transaction. They responded to their patriotism and kindness to help a Veteran.
I was grateful for the listing agent and the seller’s kindness to have such a happy ending. I have written a couple posts about this transaction, but it never gets old for me. Many people do not understand that for us career Realtors the money is secondary. The real rewards are watching the joy that we provide with our services to our clients. Hence this transaction will always be my favorite.
