As always, Kathy Streib has the right answer to give to a client!  This one is really useful when sellers start to think they are on top of the world!  Yes, they may be but don't they want their home to sell for more and in a quicker time frame with less issues before closing!  These are certainly  reasons to consider staging a home in Bethesda MD. 

As this post says,  "Show the buyer the value!"

Staging FAQ’s- Why do I need to stage my home when homes are selling?

This question came up just the other day in a call I received. Houses have been home staging- living room-afterselling and that’s good news! My caller’s home had been on the market for a few months with very little activity.

A friend suggested getting it staged.  The caller said that she didn’t want to bring in furniture or knock down walls to sell her home.

And, for the most part, I agree with her.

However, I pointed out two things to her:

1.Staging isn’t just about moving stuff around or knocking out walls. Staging is much more.


It’s about helping your buyers see all of the possibilities of your house.

That may mean editing some of your treasures or it may mean suggesting a paint color that will appeal to a broad range of buyers.


 The condition- real or perceived- of a property affects the willingness of a buyer to commit to it

Staging is also about making sure that distractions and detractions are addressed.

Deferred maintenance projects, lack of updates and general lack of maintenance stand out to a buyer. Their focus goes from “I can see us living here” to “We’re going to have to spend a lot to fix this.”





2.Regardless of the market, condition affects the perceived value of a property.


 The condition- real or perceived- of a property affects the willingness of a buyer to commit to it.   And, once committed, the Buyer will weigh the value with the price.


And to maximize your investment, give them a reason to offer you the amount you want.  Show them the value!

We have a client who decided to lease her condo last year when it didn't sell after 3 months on the market. She refused to stage it citing all sorts of reasons that made little sense. We kept hearing from prospects, love it but not in love with the Great room. A bit long and narrow. ( The unit was vacant). Staging it would have shown them a much different perspective. She wants us to list it again - I told her only if she agrees to have it staged.

Lise, great choice for a reblog, and some homeowners are very hesitent to stage, especially in a Seller's market.   In some price points, you almost have to.
