Matthews, NC Housing Market Update

 

February 2018 home sales in Matthews, North Carolina (28105 zip code) saw home sale prices substantially increasing, pending and closed sales also increasing.

 

The average sale price of Matthews homes increased by double digits for the second month in a row at 13.3% to just under $297,000 as compared with  the same period one year ago. 

 

Average days on market for property listings were  33 days. Median days on market  were 9 days in February 2018.

 

Average price per square foot increased by 9.7% to $124/square foot in February 2018 versus the same period in 2017. Pending sales were up 8.2% in February versus the same month last year. Closed sales were up 6.0%

 

During February 2018, the number of showings until pending contract per listing averaged 15 showings (flat versus last year) while the number of showings per listing averaged 9.1 (a 2.2% reduction year-over-year).

 

The median percent of original list price that sellers received for their homes was 98.5%, showing little negotiating room for homes in Matthews, North Carolina.

 

New listings increased by 7.2% versus February 2017. Matthew area's months supply of homes increased by one tenth of one percent to 2.3 months. It appears new listings are helping sales increase in Matthews (unlike in other parts of the Charlotte metro area where lack of inventory is putting negative pressure on sales), but not yet enough to dampen increases in sale prices. Matthews very much remains a seller's market.

 

It continues to be a true seller's market in the 28105 zip code and a very competitive environment for home buyers in Matthews, North Carolina.

Eleanor Thorne ~ hi Eleanor... it's certainly crazy, but sales are suffering in many parts of the Charlotte metro area... at the end of the day you can't sell what you don't have to sell. And prices keep going up as a result making it harder for many buyers to get into a home.
