Chew The Fat | Shoot The Breeze| Make Networking Work For You

There are many new agents entering the real estate business, and the first question asked is how do I find business without spending any money?  Talk can be cheap, but it can also be “Free.”

There are many ways to find business without spending any money.  One method of prospecting without spending any money is called NETWORKING.

Networking is the one source that is free. It's a method of marketing yourself and, in turn, becoming known to others as a real estate professional.  Networking should be done every day, in one form or another.  Wear your name badge or casual professional attire, and get yourself out of the office.  Meet people!!

Join local organizations and clubs.  The local chamber of commerce is a great source for meeting professionals.  Join church, school and local branches of national organizations like the Rotary Club, The Elks (BPOE), The Masons and so many others.

There are networking groups that exist just for the purpose of meeting other professionals!!!  Join one and offer the use of your office for a meeting.  That will allow all of those group members to see where you work and become familiar with you, in your business environment.

If you have a subdivision that you're marketing within your office, ask the listing agent if you can use the model home to hold a meeting.  The more people who see the product, the more likely there will be a new buyer surfacing!!!

Being Active is free.  Join and become active in several organizations, as quickly as possible.  If the phone is not ringing, and you don't have the money to make it ring, networking, not quitting or being idle, may just solve that problem.

Chewing the fat came from YOUR lips????   You're so right. Networking is a cost-effective way of creating relationships and generating leads. If you're out there, it's the best source of advertisement!

Great advice, Barbara.  Talk is free, but I have found it is also one of the best ways to develop referral business.  When I am introduced to someone, I like to take the time to get to know them before business ever comes up.  This approach pays off since most people will only refer to someone they know and, most of the time, I have found a new friend in the process as well.

Hi   Barbara Todaro, I started out with Century 21 and my Gold Jacket and I loved it and wore it so proudly.  I also found out that people in the various communities usually wanted to open the conversation of real estate with me.  Gave me lots of confidence.  Great post, Barbara... the importance of 'networking' and joining groups and organizations.  Thanks for the reminder. Even old Realtors can forget the importance of this major step.

Nick & Trudy Vandekar, 610-203-4543 open house events are terrific settings for quality networking....they're visitors who are there because they have an interest in real estate.... they're on your turf and you should feel very comfortable and welcome them to sit and talk....

Barbara, interesting picture to go with this topic... It did retain my attention and I could not agree more with you! In this business, it does not pay to be a "secret agent"...

Over the years, I have never had a bus pull up to the office and unload a group of buyers or sellers.

What I do know, and totally agree with you, is you have to get out where the people are.

Great title and great article.
