Short Sales?

I know what they are.  However, I have a guestion, How many of you have actually done them?   Or have attempted them?  If so what werre your results?  I'm just curious since there is so much talk and news about short sales.

They can be a pain but preparation is key. It all depends on what side of the deal your on. If you represent the seller make sure there is an open line of communication between you and their bank. On the buyer's side have all your ammunition ready to make the deal run smooth. They can be a pain in the rear but they can be worth it. Do lots of research. Ask questions of people you know.

Do a search on AR. There are several groups here. Some people say they are very good at them. To me they seem a pain.

I have been doing them as a listing agent for 4 years now.  I have been able to get all but one(which I only picked up less than 30 days before foreclosure) closed allowing me to help save my clients from the pain and credit damage of foreclosure.  Not only have I enjoyed helping my short sale clients, but many of them are the most appreciative and amazing people I have had the privilege to work on behalf of.

As a listing agent they are great to have. As a buyer's agent they are not your typical transactions.
