This has been one cold winter, at least by Kauai standards. We’ve had a week of windy, cloudy, cool days, with occasional rain, that has caused most locals to dig into their closets for their sweatshirts, jackets, jeans and even Uggs! While We’re all bundled up, visitors are happy to wear their shorts and tiny tank tops. As they say, it’s all a matter of perception and point of reference! Yes, the thermometer does say 70 degrees but it’s a cold 70!

Real estate was a bit on the cool side also, with just one new condo listing, and two new escrows and sales. Surprisingly, that was it! No price changes, back on the market or anything else. Here is your update:

Puamana 13 is available for $650K. The last purchase was for $589K in 11/05.


Sealodge H6 is in escrow with a list price of $478,400 after only 29 days. The seller bought this condo in 12/06 for $725K. The bank foreclosed on this unit in 2/18.

Pali Ke Kua 242 found a buyer while listed for $749K. The last sale was in 5/04 for $555K.


Kaiulani 71 was priced at $794K and sold for $765K. The seller bought this unit in 12/08 for $795K. Emmalani Court 525 sold for $655K cash while priced at $695K. It sold before for $390K in 6/09.

With a list price of $1.149M, and after 93 days on the market, 3626 Kaweonui is in escrow. It sold as land in 1/00 for $125K.

Price Changes:

4212 Liholiho is now priced at $1.050M, down from $1.1M. The prior purchase was in 9/05 for $1.1M.

Overall, real estate is keeping pace and seems to be on track to surpass the 105 sales from last March, having already posted 31 transactions.
