Why should Sellers Sell Houses and Buyers Buy Homes? It has to do with the emotional attachment associated with our homes. The bonding.
"MY home or OUR home" Those words can carry with them:
- pride,
- attachment,
- prejudice (my home is better than the others on this street),
- defense (don't say anything about the color of MY home),
- longevity of ownership,
- future expectations,
- plans,
- memories,
- subjectivity,
- closeness,
- sanctuary,
- shelter,nd the list can go on and on.
BUT when it's time to sell your home, you need to think of it as a house. Try your best to distance yourself from the emotions associated with your home so that you can be a more objective seller. You need to be objective because at the time of placing it on the market, your home has become a house on the market in competition for buyers. You need to be thinking in terms of what will it take to sell your house so you can move on with my life plans. Subjective emotions, feelings, memories, etc cannot be sold. Comps determine the appraisal value of your home. It's time to UN-BOND from your home and make it into a house. You are moving on to a different house and will make it into a home. It's time to sell your house and get a new home.
Buyers that plan to live in the house they are buying, are usually looking for a home. They often KNOW when they first enter a house that it's going to be their new home. A place that they can make it their own, take pride in it, make memories in it... it will be their new sanctuary. They are ready to measure rooms to see if their furniture will fit or do they need to go furniture shopping too. Buyers are planning changes sometimes to make it into the PERFECT home for them.
Given, that this is not true, every time. There are some really objective buyers that look at houses as investments to live in and if they do got get the house at the price they want to pay, they more easily move on to the next one with no remorse at having missed it. Outright landlord investors also fall into this group.
That said, please do not let it deter you as a Seller to get objective about selling your HOUSE. It still is the BEST way to go about accomplishing your goal of getting the best price for it in the least amount of time. Think in terms of: I want to sell my house. I want Buyers to buy my house as their new home.
