Miami-Dade Property Tax Discrepancy

Selling your home and realized there's a Miami-Dade property tax roll discrepancy in the true property square footage or number of bedrooms from what the property appraisers office has on record? 

 

This is not a rare occurence.  Keep in mind that when Miami-Dade updated to computerized data storage there were a few glitches when transferring property information from the microfilm era.  This is the reason we find discrepancies in Zillow, Trulia, etc.,  such websites pull information from the property appraisers office.  If you have found your property to have any discrepancies and wish to address and correct it, you can submit a Property Appraisers Contact Form for Miami-Dade County.

 

Please note discrepancies on tax roll do not negatively affect the property's value nor will it prevent a transaction from closing.  Also, it DOES NOT prevent the transfer of a free and clear title to the buyer. The Miami-Dade property appraisers office is aware of such discrepancies as their website has a disclaimer that reads, "This information is deemed accurate,  but not guaranteed."

 

This does not apply to illegal additions or structures.  It is only directed to discrepancies related to bedroom and bath count and/or square footage to correct an error in public tax records.
