~ Facebook Marketing Tips ~

I was derelict in my Facebook Fridays group management duties recently and there was an uptick in spammy articles posted to the group that really were better suited elsewhere. It got me thinking...when we bombard consumers with the same things over and over again on social media, are they deleting, hiding, or ignoring our efforts? Keep them interested by posting a wide variety of information at various times instead of the same strict schedule. Try it...I bet you see an uptick in engagement.

Did You Know...according to eMarketing, 71% of U.S. Internet users access a social media network at least every month. 60.6% of those users utilize Facebook. Prospecting where we are sure potential real estate consumers are at has never been easier.  ;-) 

Spring is on the way...are you planning to update your cover photo or looking to take advantage of the warmer weather some other way via your FB biz page in the next month? I for one will be sharing several spring related articles to my local readers. What are your plans, Rainers?

If it becomes mechanical, then the creative helpful spirit suffers. Make it fun, helpful but also think if you were receiving all this asteroid field of stuff, what makes what you send stand out and helpful. Frequency of your message is just as important as the marketing reach. But... go overboard and it would  have been better doing nothing than making someone irritated. Respect their space and social conversations without upstaging Anita Clark !

Since my brokerage posts and tags all agents for open houses and shout outs, I try to control what goes onto my profile or business page by setting it to "Review" before posting.  I certainly appreciate the work that goes into the posts, but I do not want that to be all my friends and family see from me.

       I know Realtors who use auto-post to put something on Facebook (and Twitter and elsewhere) literally every 15 minutes.  It's like a conveyor belt of spam!

I wish I could say I enjoy all forms of social media but the problem is there is too many social sites and all require work and attention. In the same way buyers and sellers pick and choose which sites they follow and hope that they find you.

Anita I have never been a big fan of the FB and need to reevaluate it... for some reason I do not like the platform part of it is the nasty and vicious comments pushing their far right and far left politics... so I stay away from it, Endre

Joan: I have unfollowed people for the same reason.

Fred: I guess they think it is effective marketing. Like posting 150 word articles every few minutes on here. It is not an approach that will have long-term sustainability.

Welcome back, Jeff. A few minutes carved out this weekend could make the difference.

Ellen: I try to carve out 30 minutes a day for social media. A few sites I hit each day but the others go into my carousel and get attention one or twice a week.  For some site, that is enough.

Endre: I definitely try to stay in my swim lane on social media. I have no time for debates as they typically turn into mob sessions.

Anita Clark  With the new FB changes, those who post multiple times a day with no engagement, no purpose,  will get into less newsfeeds. They can post to their heart's content, but it will be for naught. You are correct, we need to be mindful of what we are posting. 

There are some topics that people love to have every day and on a set schedule. Most of those will not be open houses or listings. 

One of our clients is a retailer and they post a "this or that" post every Thursday and their fans look forward to it, expect it, engage with it, etc. 

Realtors could do a "this or that" about the home of their dreams... something fun or off the cuff would also work... this way their audience would expect and want to know each Thursday what the new "this or that" is going to be. 

In those kinds of posts, it is good to post at a specific time on a specific day each week. 

Contests are also fun, "Photo Fridays" work really well for a Self Tanning company we worked with- Realtors could spin it for their niches, have the participants release the copyright and license, the agents could then also use those photos on their websites and blogging. Dinner gift cards are good prizes.

The only limit is our own imaginations.

I'm paying attention to your facebook articles, Anita.  100% of our business comes from our website, using google paid-per-click, and we do well.  But I've heard I can do the same thing, or at least similar, with reduced costs, using facebook.
