I just inspected a home the other day in the Jamaica Queens area that reminded me of the importance of a Home Inspection. The buyer called and set the appointment with me, said the home had been renovated, and in nice shape.
Turns out the home had been purchased a year earlier by the current owner/seller, was renovated and being sold. A nice looking stucco finish had been installed on the home along with a new roof. Mostly cosmetic work besides these items.
Sounds good to here...but.....the siding was improperly installed on a frame home that could lead to Major damage to the structure and large gaps in the siding will surely trap water and moisture. The roof has been built up to 5 layers. Unfortunately the roof structure is not designed to with stand the load and major damage can result.
Things that the buyer would not know if he had not had an inspection.
We try to inform and educate while trying to be fair and honest..a difficult balancing act. This home being sold as almost new--needs major work that most people would not recognize. The buying decision is up to him, I can't persuade him one way or another, whether to buy or not to buy a home is a big decision. One that I can't and don't want to make for someone. But I can stress the importance of the issues to make a better informed buyer.
