RAIN on me!!!

This little listing is having a tough time getting to market!!

 

 139 Woodstock

You may remember the owners have spiffed up yard, front door.  Priced at 259,900, which is as low as they want to go... I have held open houses (organizeed a community wide one), postcards, flyers, on the 'net... I have given them comps, etc., to show them where they need to be (below 250,000)

 I am turning to the RAIN...for tips/suggestions/ideas.... Thanks in advance!

When I have sellers who refuse to get realistic with their prices I just let the listing expire and don't request to renew.

That is usually what I do, but this is an older couple, that I am really attached too, I know  they want to get closer to their kids in Southern Maryland.. I am going back over today and revisit things with them.  I just hate to give up.

This may not be a popular opinion but my 2 cents anway...

Draw up a withdrawel of listing form, make an appointment with your sellers to sit face to face and bring it out.  Explain to them that you are not able to do the job they hired you to do because it is overpriced.  Also explain to them that to continue marketing the home gives them false hope and you cannot be a party to that. 

I would bet they may take your advice about the pricing seriously. If they don't then release the listing. How much harder are you expected to work?

I believe that the #1 reason that home don't sell is price.  I don't believe that $10,000 would make much difference in most cases, but in this case, they are just over the top price for a search price group, $225,000 to $250,000.  That last $9,900 is probably costing a lot of showings.

The #2 reason they don't sell is accessibility.  This property isn't easily accessible.  Can't sell them if you can't show them.  Agents who have to jump through hoops to show a property just don't bother.  There's too much on the market.

With prices continuing to go down, they'll just be chasing the down market even if they do make a modest price reduction.  They surely should be below $250,000.

Can't keep throwing good money after bad, if they are unrealistic walk and wish them well.

In this falling market I am turning away more business than I am keeping, I refer them out to others that will list for anything.

I have a handle on your market!!!

When you go back to talk with them with your listing withdrawal in hand, you could tell them you will not withdraw if they agree to having an appraisal done from someone they choose so you are not in that decision.  Then get them to agree to pricing the home at or below apprisal.  I am in the same boat with a couple of listing I have and because they are friend had to do the same things.

Thanks everyone.. wayne.. I think... that your postdefinitely helped... They agreed to get an independent appraisal. Thank  you.  It's great that all the posts basically were in agreement, and I really appreciate the help...  I'm grateful for the feedback and advice.
