Monroe NY Real Estate Inventory - March 11-17, 2018

Below are the new single family homes that came on the market in Monroe NY during the week of March 11th to 17th, 2018. There were six new listings added. Total inventory of available homes increased slightly (from 77 to 81). It remains an excellent time to sell!

 

The new listings that were added to Monroe real estate inventory were:

 

40 Winchester Drive, MLS #4809870, listed at $224,500. This three bedroom, one and a half bath raised ranch with ~2,100 square feet of living space is located on nearly a half acre of property. There are wood floors, a one car garage, driveway and rear deck. This home is a foreclosure and needs work.

 

9 Ann Place, MLS #4810490, listed at $224,900. The second home this week is a four bedroom, two and a half bath cape-cod with ~1,550 square feet of living space and a quarter acre of property. The home has some hardwood floors, a one car garage and driveway. This home is also a foreclosure.

 

1 Carvel Road, MLS #4810839, listed at $239,900. A five bedroom, three and a half bath, ~2,350 square foot colonial home on a quarter acre is also available. This home has an open floor plan with family room that leads out to a deck and backyard. The home also includes an apartment in the walk-out basement. The apartment, which is framed-out for finishing, includes a living room, kitchen, bedroom and bath. 1 Carvel Road is also a foreclosure.

 

12 Palmer Avenue, MLS #4809734, listed at $300,000. This cape-cod home has three bedrooms, two baths, and ~1,650 square feet. This property comes with access to a private lake. There is a floating dock and playground. The house has hardwood flooring, and some recent updates. Outside there is a detached garage, driveway and patio with fenced yard.

 

64 Edward Place, MLS #4809935, listed at $424,900. Another colonial, this one in the Lake Manor development, is now available. This home has four bedrooms, two and a half baths, and nearly 3,000 square feet of living space. The kitchen has been updated to include maple cabinets, Quartz countertops, marble floors and stainless steel appliances. The family room with a wood-burning fireplace is connected to living room with french doors. Outside, the home includes a salt-water in-ground pool with waterfall, walkways, patios and 1.2 acres of land. In addition, this property is part of the Round Lake Park beach community, so access to the beach and lake is also included.

 

270 Mountain Road, MLS #4810035, listed at $525,000. This four bedroom, three and a half bath colonial home has ~2,150 square feet and is located on 1.5 acres of property. There is a dining room with fireplace, living room with sliders to deck, kitchen with island and family room. Outside is a two car garage, driveway and an above ground pool.

 

As can be seen above, distressed properties are still part of the Monroe NY real estate landscape. Three of today's six homes are foreclosures. At this time, 16% of homes on the market are foreclosures or short sales. This means there are some opportunities for buyers to get a property at prices below market value, if they are willing to put money and elbow grease into their new home.

We are not seeing as many bank owned properties or short sales in our market. Buyers in yours at least have some choice, we are still finding most new properties selling quickly or lingering long term on the market.

We do not have many foreclosure some yes because of Harvey people just moved away!
