Too Many Showings with No Offers Is a Red Flag

Red FlagSellers tend to measure the desirability of their homes by the number of showings they get. We agents wants lots of showings as it exposes the property to more buyers, but we also want the right buyers. When there are lots of showings and no offers, this is a red flag that there is a problem and the problem must be addressed or the seller's property could actually lose value by extended market time. 

What could be the reasons there are no offers?

The truth is that the home is being beat by the competition. 

It's time for a re-evaluation and here are some areas to check out. 

  • How does the home show? Be truthful if it is dark, too cluttered or in disrepair. These things can be fixed. Do it now. 
  • Is the price over the market? The market is constantly changing and needs to be monitored and the price adjusted accordingly.
  • What incentives or seller contributions are others in the market offering? You have to be competitive if you are going to sell.
  • Could some professional staging be needed to show the possibilities the home has to offer? An investment on the front end, can bring rewards on the back-end.
  • Does the home need some updating? Many updates can be small and impact a buyer. If the needed updates are big ticket items, reflecting them with a deep discount in price can make up for not doing them now.
  • Is the neighbor's home or neighborhood be the problem? You have heard it said, Location, Location, Location. Your property value is impacted by what is around you. The only way to counteract this, is in the price.
  • Is the home bright a cheery inside and smelling good? Does the buyer leave with a favorable impression? Put yourself in the buyer's shoes. Is something turning the buyer off?

Here's the Bottom Line. The number of buyers is not what is important. Too many showings with no offers means you have a  problem. Fix the problems now and position your home to beat the competition.

Had a recent sale in a neighborhood some a couple that are lingering on the market in a area that is usually on fire. Looked at the photos and it's not a wonder no one is buying the house.  I strive to be the one who is beating the competition.

This is great advice for some sellers who find themselves with plenty of showings and no offers. We are seeing more of this kind of activity now and more price adjustments as a market shift is taking place.

Debbie, thanks for the post. You hit the nail on the head. Listings that get the showings, but not the offer, are being outperformed by the competition. Often times the price adjustment can compensate for the problem.

This is where showing feedback is so important but unfortunately it seems very few agents are willing to take the time anymore. On my very first listing, over 25 years ago, I had a similar problem. Home was priced right and showed okay. A few people complained about a Disney mural the seller had painted in her kids room but we added a remark that they'd repaint at buyer's request.

Finally I got one showing agent that told me "They really liked the house but not the appartments behind it". There were two fourplexes across the street behind. I asked the seller if it was an issue when he bought and he said he never noticed because there was a tree there but he removed it because it had died. 

The next weekend he bought & planted the biggest tree he could find ($400). They went camping and were out of town for four days the next week. We had three offers when they got back, two full price and one of those cash.

Give the listing agent showing feedback. You may need it someday on your listing.

Another good post Debbie! I have a listing that is  lingering on the market...however, I am watching sales nearby and nothing is selling!  I think it is due to time of year and lack of buyers in the price range.

A little constructive criticism can go a long way.  I call every agent after a showing to get feedback.  Since they have to text me or call before showing, their number is already on my phone.  I wait a couple of hours and call for feedback.  Ask for honesty and don't be defensive.

Just be honest with your sellers right from the start.  Homes first going on the market are compared to a first date, must look good, smell good, best appearances count. If no offers and lots of showings, it's either price, condition or not being able to show. My opinion.

I tend to lean on the side of condition because if it were strictly price there wouldn't  be so many calls for showings. Buyers see the mls photos and see the price and call to schedule a showing. Marketing and price must be ok or they wouldn't call.

It's something at the actual house that's throwing them off....smell, evidence of a lack of maintenance maybe? Size is sometimes an issue too...rooms look much bigger in photos.

Great post. Price is not the only reason for a home not selling- but it is the leading issue.

In NYC we saw a stall out of the market during August-early November, but it seems to have re-started again, albeit at correction pricing.
